Minor Electrical Works (Labour Only):

Minor Works Certificates supplied where required.

• Socket/Switch Faceplate Upgrades: £50 for the first, £15 per point thereafter.
• Electric Shower (Like-for-like): £120 – £160. 
• Light Fitting Replacement: £55 for the first, £25 thereafter. (Standard pendants and batten fittings. Large chandeliers or multi-arm decorative fittings: Price on Application).
• Smoke & CO Alarm Installation: £55 (First), £25 (Thereafter).
• Basic Electrical Fault Finding: £60 per hour (Minimum 1 hour charge).
• Outside Socket Installation: £95 – £135 (Price varies by wall thickness/access).
• Additional Socket/Point (New wiring): Price on Application (Requires site visit).

Plumbing & Heating Services (Labour Only, unless stated otherwise)

Kitchen & Bathroom Upgrades

• Full Tap Set Replacement (Kitchen/Bath): £75 – £95
• Tap Repair: £70 (Fixed Price)
  Includes labour and standard replacement parts (washers, O-rings, or standard 1/2″ valves). Specialist cartridges or designer components may incur an additional charge
• Electric Shower Installation (Like-for-like): £120 – £160
• New Basin/Sink Installation: £150 – £200
• Vanity Unit Installation: £180 – £220 (Depending on size/assembly).
• Silicone Re-sealing (Bath/Shower): £75 per area (Includes old silicone removal)
• Outside Tap Installation: £85 – £125 (All Parts Included)
  Includes professional through-wall kit, internal isolation valve, and double-check valve for Water Regs compliance. (Price varies based on wall thickness and internal access).

Radiator & System Maintenance

• Radiator Replacement (Like-for-like): £90 – £130
• Radiator Removal & Re-fit (For Decoration): £80 per radiator
  • A two-visit service: I will safely drain and remove your radiator for decorating, and return to re-fit, refill, and balance the system once your painting is complete. (Price per radiator; discounts available for multiple rooms)
• Radiator Valve Upgrades (TRVs): £60 (First valve) / £30 (Thereafter)
• Toilet Syphon/Inlet Valve Overhaul: £85 – £110

Appliance Fitting

• Dishwasher/Washing Machine Install: £65
  • Includes full leak check and drainage verification.

General Maintenance & Repairs:

• Door Hanging (Internal Hollow): £70 per door (more if door framing required)
• Door Hanging (Internal Solid): Price on Application
• TV Wall Mounting: £60 – £90 (depending on bracket/wall type)
• Shelves, Pictures, Mirrors, Rails & Blinds: £55 (First), £20 thereafter
• Gutter Cleaning & Inspection (Manual Method): £80 – £120 (Standard Semi) From £120 for larger properties.
• Small Plaster Repairs & Filling: From £65
• Fence & Gate Repairs: From £75
• Skirting, Architraves & Small Tiling: Price on Application 
• Flatpack Furniture Assembly: From £50
